Inspiring Better Living in Venice California
While this 1920s Venice California bungalow had maintained much of its original building character, it also had the tiny footprint and cramped spaces that were typical of 1920s and were difficult for modern living. The outdated floor plans, cramped living spaces and worn interiors were in desperate need of a refresh, and ready for a change to celebrate the California beachside living. NCA Studio reimagined this tiny duplex into a modern complex where the owner could rent one half while living in the other or splitting the units between different family generations.
This new vision expanded the ground floor and added a second story which doubled the floor area from 1,281 sf to 2,284 sf, increased natural light through new large windows, air circulation in the open loft spaces, and opened up the floor plan on the inside and to the exterior with bi-folding doors.
Once the design was developed, NCA Studio then worked through the process to obtain a Coastal Development permit through the California Coastal Commission and Venice Specific Plan review board. We worked closely with the planning department to navigate the extensive applications, reviews, public hearing and finally approval to build.
This project is currently under construction and scheduled for completion in early 2021.
